I occasionally do contemporaneous settlement but that is only with large packets where I would struggle to fund the closing.In my market of Memphis homes sell for wildly varying amounts due to the circumstances surrounding the sale.

You'd need to boil it down further, like out of town owners due to an estate settlement before I'd get excited about them.I'd go with the expired listings, usually less issues than dealing with people in who knows where.....

Regarding the TDS...he disclosed that the second floor was unlevel but did not specifically mention settlement or foundation issues...sort of walking a fine line there.

These are the questions concerning the framework of what has become known as wholesaling in the real estate industry.  

The framework, documents, lessons, videos, etc are all there but ultimately this program is for the self-starter, the one who isn't afraid to fail, the guerrilla marketer.
