I’m new so, I’m seeking to understand things that are common sense investing.  

These tenants were habitually late and always complaining about not having money to pay rent or repairs as required by their lease. So I hired an attorney because this is my first eviction and the timing was all wrong...

I guess you could contract around that, agree to refund money if previous owner redeems, but still painful for all involved if it happens.

The 6 units are already rented with fresh 1 year leases as well that I have vetted and like.My question is whether I should reallocate my limited resources by selling some positions in the market to fund the 70k or seek a loan partner for the down stroke?

If you are seeking to invest the gains from the sale of your property and do not want to use the 1031 strategy, look for a passive investment with a sponsor who is utilizing the cost segretation/bonus depreciation strategy. 

Save your kids/wife the pain of probate court.
