The reason you'd have a judicial foreclosure is due to the fact that the sale is not secured by a security agreement (deed of trust) allowing a non-judicial foreclosure.

I am hoping that for every US property, I can also secure an international property as well.

However, the lien is secured only by the lot, not the MH .

Security for cash loan was Deed to land.

I have the rental agreements to verify the rents but for some reason, the seller does not want to provide the tenants' security deposits (set to $0 in the unsigned estoppel letter).

If I don't fill the following month I will use the security deposit to make up for losses.  

This technique will automatically give you trust right out of the gate. 

I would appreciate feedback from investors who has used this medium and the effectiveness of this marketing technique.
