You may have to "season" the property for 6 months before a conventional bank will lend to you based on the appraised value.

As a Tucson agent, I'm fairly confidant you won't see a dip, and seasonally in Tucson, April is a better time to sell.

I dont think there is a magic bullet when it comes to finding sellers.

Are you okay dodging bullets and plunging toilets personally to generate that 60% return?
