I think we all agree PM is a challenging business, 90% of the time it's very satisfying providing safe, well-maintained housing...8% it's an absolute thrill because there's nothing quite so invigorating as meeting a mouthy tenant in court and seeing a night-and-day attitude change...and 2% its humbling when you need to separate ties with an owner (or tenant for that matter) because they need to go in a different direction.

We have closed loans in the past in a very similar scenario and if it is the same lender, then just move cash from one transaction to the next.
