There is an FHA loan called a FHA 203k that allows you to borrow funds for repair rolled in to the mortgage you use to buy the house.

I have an additional 100k rolled over, but net including vacancy and reserves is still about 9.4%,  Capital or keep?  

Depending on the loan, these costs can be rolled into the mortgage loan.

I'm still looking for my first deal but believe me when I finally get it done it's going to be the big stone rolling down the hill.

I am thinking about rolling this out to my 250 rental units around the Kansas City Metro, but I would love some advice on pitfalls and issues with using it.

The gains do not need to be rolled into a new property, they are yours to use as you wish.
