Still waiting for Baltimore to respond to my hearing to lower tax value. 

I told them, "I want to take a break and figure out what I want to do before going through with this," to which they responded, "if you don't go to college, get out of the house.

They became slow to respond after seeing my offer amount, and it has limited my ability to make offers.I would like to make some deals that makes sense from cash flow perspective, and not count on appreciation on a market that has passed its pre-recession peak.

Don't even expect a response until your 5th or 6th mailing (though it could happen sooner, but don't expect it) and some people won't respond until you've been mailing for a year or more. 

My W2 job has kept me very busy lately and I have not had time to do the fun stuff, like responding to my BP post.

According to a majority of you who responded, i don't necessarily need mortgage info to make the offer.

I could call, text, or message this guy almost any time day or night and he would respond quick!

@Phil Christian I totally agree that Craigslist has fallen out of favor. 3+ years ago I would post an ad on Craigslist and a majority of my leads for the property would come from responding to the ad.
