We have had many people interested but not many make it past the first step of responding to the listing. 

I used thumbtack.com to post what I was looking for and had 5 contractors respond to come out and do quotes (I also had two other contractors in addition come out and bid).  

In Michigan, the tenant must respond in writing within 7 days of receiving the itemized list. 

You responded to an emergency situation and fixed the existing furnace.

This is why building in a 10% fee for PM and 5-10% for maintenance/capex when you buy ensures both cash flow and being able to properly respond to issues.
