The holding period of 60 days is also likely too quick--it's counted from the time of purchase to the closing date when you sell it, so I would plan on at least 90 days since you need to completely finish the renovations, take photos, list and market the property, get under contract and then another 20+ days to close (if it doesn't fall through during inspections etc).

At least if a legal entity hold titles, its easier to buy out the partners as you just transfer ownership of the LLC.

Here is 3 scenarios1) invest $30k today and in a year invest $41k which will generate $900/month rent (no idea how you make money at these rent points but that would be a separate post)2) invest in money market currently ~5% for regular money market, currently ~5.3% for preferred customers for a year.

I think there are other areas that are more exciting for a long term appreciation hold, but if your just looking to bank some short term cash flow and then add value to sell I think this sounds like a good opportunity for you!
