I’ve read Keller Williams is great for their training programs but you may not care about that if your mostly looking to act as an agent for your own deals.

Do some more reading, studying, and networking with other investors.

Read the forums.

Don't just read the lease!

I have learned a lot from reading a lot of the BP books and listening to the podcasts but am fairly green in actually the leg work as until recently it wasn't really an option.

I've done my due diligence following the forums, listening to the BP podcast, and reading many of the books recommended here, but still somehow feel like I'm not fully sure how to actually apply all the general lessons to concrete, actionable steps now that I'm looking the potential deal in the face.
