Some states don’t recognize email as an acceptable method of delivery, so late rent notices should typically be delivered in person or sent via certified mail.

Communicating with contractors can be done with phone calls, face time, and emails.  

I'm not sure why I would've not received an email to notify me.

Using software like Propstream or DealAutomator are more expensive than D4D but you can generate a targeted list anyplace in the country and get out a lot more mailers, emails, and no-ring voice mails. 

We then have a team member read the meter every month with a touch pad reader on the outside of the trailer.

I still don't see how I, a brand new investor, could make an offer on this property without getting my email immediately deleted.

Phone, text, email etc...and find out where your report is at the very least.
