Plumbing is going to be a big problem as you probably are on a shared water system.

About the only way you can do it is build in the county (not in a city), and when you do this you may be able to connect to municipal water but you will almost certainly have put in your own septic systems or sewer treatment, which gets expensive.  

I have thought about trying the STR game, but there seems to be a lot more work that goes into them over the long term or you need to be able to find people who can run all the systems for you. 

I list the property in my management software (Propertyware) and it gets published to around 50 sites, automatically watermarked to prevent scammers, and an auto-response system that saves me a ton of phone calls.

But they have systems and processes in place for all of their homes that target their minimum.  

I feel a good quality pre fab panel system will be less maintenance and or repair versus tile.

The only thing they pulled a permit for was the new roof and the new septic system.

The FEIE and foreign taxes paid have really nothing to do with your rental income or loss from a US property unless the host country also has a worldwide tax system.
