Making important decisions quickly and knowing the pros and cons of each deal is invaluable. 

Curious what you pros would do in my situation?   

Despite the cash purchase, I'll still have plenty of reserves in case of emergencies.I'm thinking the Pros of a HELOC would be that I could use that for buying power of other property, while still maintaining strong cash flow when the HELOC is not in use, and I could have a more stabilized portfolio.

My suggestion, don’t buy a property away from you until you have an advocate with boots on the ground that you can trust and show you factually the pros & cons.
