Is there anything I need to do, or be aware of when buying an occupied property with section 8 tenants?

Hello BiggerPockets community,I am new to real estate investing and we now have 3 properties and accelerating. 

-The properties are all in Arizona, and I am the capital partner while he is the operations partner.

I am considering whether asking  the bank for a loan over the property to use this capital to buy another fix -flip property   Or to sell the property,  ( maybe  wholesaling because closings costs would be expensive leaving no profit left)  I am here to read your ideas on this.

I just landed an internship in a zoning office and I have been doing it all to raise funds to put towards my first investment property.

If you have a property manager handling it for you, pass it along to the Tenant at cost of the Workman plus the markup of the property manager, whatever amount that is.Spackle is cheap, but paint can get costly especially if two coats are required. 

I am thinking about switching from Avail to TenantCloud for my one property in Indiana, and I 'd like to know what others think of it. 

Specifically, I am unclear what the best way is to organize my subaccount; Do I open a new account per property?
