Lesson learned on going into business without exit plans, I guess...For reasons out of scope here, I just filed my 2021 taxes and the IRS hit me with a $30k capital gains bill (not including interest or penalties).

Private equity real estate funds are becoming more and more popular in the last few years, but they're not exactly new.

If you are using a hard/private money lender that actually vets the deal (not just you), you might have some leverage.
