A deal like this would sound good to me as long as it wasn't my only horse in the race (I had a stable portfolio generating positive cash-flow) and I was prepared mentally and financially to deal with potential vacancy or modestly lower than expected rents.

They will also know what you need to prepare for financially and document wise.

I like to over prepare & I select properties by calculating the worst case scenarios all around! 

I've seen many properties entered in the MLS for auction for a fraction of the price just to put it there.So if the property is a good deal, it would be prepared to end up paying more of the market value.

Can anyone recommend someone/crew to help clean up a house to prepare for rental in the Oakland, CA area that is reliable?

I know a syndication lawyer will prepare most of these documents regarding our investors, but I wanted to get an understanding beforehand what will be needed from my investor base when they start to invest in my MF deals.

Give in now and be prepared for the floodgate of demands over TONS of other stuff They just realized that you are soft and can be pushed around....have fun with that.....Yes, throwing down some seed is easy and cheap....... and I would easily have done that for a nice and respectful tenant that asked for it.....but be an a-hole and threaten me with discrimination allegations and its GAME OVER......this isn't about how easy or cheap the fix is....this is about your future relationship with these tenantsThis is a test..... who runs the show.... you choose......

@Chirag Shah We try do monthly drive-by's,  a quick inspection every 3-4 months (have a checklist for that), and a detailed one once a year (have a checklist for that too).We have a twice a year HVAC maintenance contract with a servicer for $140, checking the AC in spring and the heating in autumn and making sure they are prepared for the season.Pest control is the tenant problem, but I'm thinking to do it once every 3-5 years (mostly, for termites).
