Told my wife this is just a wholesaler with no ability to close 1k em up is a joke in a half and these poor people are going to lose the 10k deposit to me and lost their renter and back to the farm .. they are devestated.Now their agent representing them is a bozo as well to let this wholesaler come in there with their pack of lies. so there is that too. 

If you are upgrading to rent the properties then you need to consider the the pros and cons of both systems.The number one complaint of forced air systems is the noise (which is a result of poor duct design).

Your best bet would be to find a portfolio lender.

Robert Kiyosaki has a great definition of good and bad debt in Rich Dad/Poor Dad that goes something like "Bad debt is debt you have to pay off yourself.

@Allison Hodges if you’re remote and don’t have contacts in the state to give you recommendations, google is probably your best bet.

If you find some properties 5-10 units see who the listing agent are, I bet you'll repeatedly see a few brokers a few times.

Your best bet is to identify a market you want to invest in, find a local investor friendly agent who knows how to find off-market deals and identify good on-market deals, and then hand off your properties to a good local property manager/contractor.

Reading Rich Dad Poor Dad, Millionaire RE Investor, any of the BP line of books etc.

A private money route may be your best bet.
