What I have seen is Investors will usually put property with riskier tenants win one LLC, but not to exceed more than a certain threshold, let's say 2M in value.

But if you do NOT owner-occupy then it is actually very likely 25-30% down for a multifamily (as @Jon Holdman points out, it is 20% for single family rentals) This is something I'm considering, the property is in my town and could be a big win if I can land it!
