Not sure if they are any better, but they do have some metrics the sponsors have to follow....they somewhat vet the deals, they don't let everyone on the platform, etc. 

I have been getting many recommended videos for real estate on all social media platforms i use and I think its a sign for me to actually do something I'm interested in doing.

I'd encourage you to consider a variation of both #1 and #3 immediately.  1) Use FHA loan to buy a nice house to live in that does not need significant rehab.   3) Buy an investment property but spend some time learning how to buy them without 20% down.The reason for #1 is if the house is in good shape, you can save up the monies you would spend on rehab towards a future rent property.  

BiggerPockets is a great platform to join when wanting to start your real estate journey.

I think the units that have more of a front porch or even a generous stoop are great, enough room for a chair or two, it encourages people to hang out by their door and chat.
