And as mentioned, think about how you can differentiate your unit(s) from this competition more so than avoiding it (as competition is inevitable to some extent).I think you are on to something in seeing that if you offer basically the same product at the same price, then you are relying some on luck to bring you great long term tenants, and it could be a poor strategy in a crowded market that results in poor results (vacancies, lower quality tenants etc)..So think more about amenities, price, service, terms, and location can be part of the picture, but as mentioned, you may be able to outcompete others in the rental neigborhood with cleanest unit, best management, and reasonable price.....The key may be your competitive advantage over these units you see out there, and developing that strategy could be more helpful than avoiding the competition...best of luck..

Know how to compute an APR, notes are on a 360 day basis unless otherwise stated in the note obligation.Know your collateral, that really means you need to master real estate principles, be able to appraise a property in your sleep from paper, hopefully a current appraisal or at least some good pictures.

Comps are in the 150k-170k range.The driveway wraps around to a garage around the back of the house, and as you can see in the pictures the concrete is deteriorating towards the top of the driveway.
