The landscape is now complete.While our neighbors are fine with the design, some homeowners in other parts of our community have started to kick up a fuss, and this is where our troubles begin.While our community HOA has a set of guidelines, there is also a broader “parent” HOA that governs the entire development, which consists of multiple communities.

I also work with youth and I look at their work ethic and value system (along with that of their parents') compared to ours and our parents' and I'm almost alarmed.

I would bring my roommate, who's a filthy, lazy slob, along with me, because he does pay rent and bills, and if all else fails, his parents will, even at the age of 41 years old.

Inspections of any kind...Section 8 inspections, code inspections, FHA appraisals (inspections), home inspections, inspections by the parents of my buyers, insurance inpsections.

The catch is that the lot that is worth 300k is a river lot that my parents own.

Sometimes parents, especially if they are old fashioned, have that same old-fashioned mentality.

The roof had been patched by my parents many times.

I would greatly appreciate any advice you pros can offer (I understand it's not legal advice.)Here's the situation: my wife and I are putting 50% down and my parents are putting 50% down on a $500k property.

On the other side of that, my parents live only 10 minutes away from our house and I believe they would have no problems serving as a liason so to speak for us and also looking after the property.So after all of that I have a couple of questions.

The buyers were husband and wife.The note was eventually paid in full around 1990, but the final document was never filed.The original owner (holder of the note) has now been dead for over 15 years.That's not all.The husband and wife (my wife's friend's parents) got a divorce 30+ years ago.The now ex-husband, who remarried, is now deceased as well.The recorded title still reads original owner, new owners (wife and dead ex-husband, as still husband and wife).The asking price is less than half the assessed value.I'm sure I can pay even less.Current owner will take back 100%.She is now in her 80s and wants out.Title company has done a prelim search, only the original agreement to purchase is recorded.The original contract may be lost.The divorce agreement does not mention the cabin at all.Title insurance will not insure without seeing the original purchase contract and getting signatures from heirs and ex family.My wife and I are willing to take the risk for the right price.Any comments or suggestions would be welcomed.Thank you.
