If you end up spending the $59K purchase price, plus closing costs (including the closing costs on that loan), plus any fixup the place needs (guarantee it will need at least paint, cleaning, and maybe flooring), then you will be just about break even.

That was a good one, everyone could see them, parked in between them, but if I did not have a fresh coat of reflective line paint on before the reinspect, I would have to get permits from the city and have a contractor with a license and bond with the county apply them.

It is preffered in case the companies go under (senior to common in default), it is a fund so it is diversified, and it has a pretty darn good yield (currently 9.3%).I think a lot of BPers might enjoy that tip.
