Thanks Navy :) The one thing I will say is we left the original kitchen just pained all the cabinets a nice cherry.

It was a pain to get going, but things have been smooth since.

It seems easy to me to talk with sellers and negotiate the pain points to get a better price, but I had a block finding a buyer. 

Depending on the area you were working in within Kalamazoo, I can see your pain. 

It's easy to get overwhelmed with Real Estate, and Biggerpockets definitely alleviates a lot of that pain.
