@Gerald Boone you should consult with a Real Estate attorney for guidence here, but make sure you clearly define everyones role in the organization not just in terms of the money they bring to the table and how much profit they receive but consider how much involvement you'd like them to have in the deal, are they silent partners?

There has been a lot of traffic at this house in the last couple of days and I think the house is priced fair by the VA due to the condition it is in and the rehab it will require. 

@Bruce LynnI’d echo what Bruce says.This is the only way I’ve seen it done, other than having two people on the deed.Having and LLC would make everything more clean cut and organized, in my opinion.

My main stains are traffic patterns and occasional pet accident.

Also, if there is any kind of tenant organization, you'll want to hook up with them, too.

When I filed my articles of organization, I used my home address as my business address but I don't want to do that on a contract, especially since I live in an apartment.
