I have a 4 plex in South Florida whose trash carts were being invaded by raccoons recently.For over 4 years we had no issue.But about a month ago I noticed trash everywhere on the ground around the trash carts as a result of  raccoons digging through the trash. 

I would call both employers to do some digging.

I' sure you'll find plenty to dig into and learn here, and obviously plenty of people to connect with.

In a market as hot as South Florida there is no easy/fast way to get deals - the deals are the gold nuggets that take a lot of persistent digging to uncover.

In any case, I recommend you really dig into how big your rental pool actually is, and carefully scout the competition that is currently renting to your prospective clients to make sure you'll make the cash you are estimating.  

You are right that we shouldn't accept Dr Mueller's charts without deeper digging.

(Less so from your individual owner who has an emotional attachment to the house so they will be more likely to dig in their heels and stick to their guns.

When you dig up earth there are all sorts of things that can happen too.  

I don't think I'm opposed to keeping housing, but it is another world I'll have to learn and grow in.I will do some more digging on getting the factual numbers for income and expenses and see how everything lines up.
