I have also found it beneficial as a record for my own benefit to be able to go  back and  look at pics of the work progress.

If you find an agent you like and there's mutual interest, you might have luck "learning together" with an agent.

I like to know if it's beneficial or not to be a licensed real estate agent and at the same time be a real estate investor?

I have accumulated savings from almost 20 years of stocks/mutual funds/working/frugal living that I could front a down payment significantly higher than 20% in the potential areas I mentioned.

This would actually be beneficial b/c I could save up to my 20% down goal between now and ten.  

This would be mutually beneficial because 1) the monthly payments on the asset would be more affordable and will be kept in the family, eliminating the need to consider a reverse mortgage and 2) I would be able to pull equity out of it in order to invest in another income producing property and 3) would be a better option to avoid estate taxes etc.
