Just had an inspection done yesterday and nothing major came out of it that would need immediate action other than closing some loose hanging wires and other minor things.So this is the biggest research and work we've done.

Always have an inspection period in the contract.

(Reason why I let him stay at the mortgage rent price was cause he fixed all issues that came back after the inspection, around $6k in expenses & sold me it at the price we first agreed on)

You may be able to find good paying work with a painting crew, landscaper, builder, solar installer, apprentice as an electrician or plumber, handyman, home inspection company, etc.

After inspections there were about 5k in repairs that needed to be made.

Long lease terms always protect the tenant more than the landlord.Do regular inspections and evaluate come lease renewal.

I had 1 company went out for inspection and quote, tenant said there is some wood damage but the inspector doesn't think it is current active termites, it could be from old termite damage like back in 2017 or could be after that. 

There were 2 paint chips and the leaves had been raked into big piles in the back yard and not picked up.Being new landlords we were not prepared for this, how do we do a final inspection so that nothing gets missed? 

Seller provided inspection reports with the purchase.
