I use Followup Boss CRM and enjoy it's functionality quite a bit. 

Find a deal for investors, be the boots on the ground, help with due diligence, offer to property manage and or asset manage, help with investor relations, bring balance sheet and liquidity to the deal.Two of the most important functions of a commercial investor is to source deals and to source capital.

Older electrical is not something you need to disclose as long as it is safe and functional, and asbestos insulation would probably be grandfathered in.

It is currently under renovation, which will allow for a more functional a productive office space for our employees, and a conference room for team and client meetings.

There's an argument for "Functional Obsolescence" of small B- to C class office buildings.

So Grant/Mitch have since disappeared...Folks, it is NOT a sustainable / scalable model seller financing houses to occupants.The worst example I even hear of today from medium sized investors here in GA, as of 2019, is doing the work for equity gig;  buy junkers that are not habitable (no heat, or no functional sewer system, or no servicable electric system, or solid roof) and seller financing a $30k house for $50k work for equity. 

We use Innago, very similar to Cozy in terms of functionality and simplicity.

@Brian Fuerle Another thing to keep in mind - Massachusetts, and maybe NY, hires "testers".The sole function of these people is to pretend to be a buyer or tenant and to trick you into saying something that they can claim is discriminatory.I talked with another agent a few weeks ago. 

If it is there and functioning and they just want an upgrade they are free to do so.
