If you don't raise it for too long though, some tenants will develop an entitlement mentality and get pissed when you raise the rent and go all Greta on you "How dare you!

I don’t want to shake the tree too hard day one but also need to let them know that this free for all mentality is unacceptable. 

There is a ambulance chaser mentality with the emergency service providers and even the public adjusters.  

I think that if you find the right partner that understands the mentality of an investor and what their goal is and make sure those are established in the begininig it can work fine.

It took me 4 years to get to that place mentally where i felt i was comfortable with out of state tk investing.  

Her son is 30 years old by the way and has some mental issues.

They are mentally costly, plus there are other risks. 

There is a guy around my area that runs about 10 of them and makes big $$$ doing it .That’s interesting  one of our local county commissioners runs several group homes and is making good money as well  I’d thought about converting a six unit into a group home to increase the profits  you can get more per door for sure but depending on what you’re doing it requires some setup and employees - intellectually disabled adults vs other mental ailments vs substance abuse or halfway house etc.

Under normal conditions, I would suggest just attaching them to the back end of another showing I had (to play on scarcity mentality), but would absolutely not show the same apartment to them again unless there was a good reason.
