NREIG (ReiGuard) let's you convert a builder risk policy to tenant occupied I found out later and so you don't lose out on unused time.

If you don't have money I suggest learn all you can and do the hard work to figure out your market niches so that when you find a partner for your joint venture, all they have to do is provide the money.Hope this helps!

Don’t lose till you sell

Since I'm starting out, I wanted to invest somewhere close (I live in Toronto so driving distance from TO), did you do some local deals first then ventured out of state?

I would reach out to someone who is an expert in that field and who can give you advice based on your specific situation.Before I started this REI venture in July, I had already owned my primary residence but my experience was limited.
