I been spending time researching Des Moines and I really like what I see, although their isn't much for what I am looking for. 

Max time frame for projects is 3-4 months start to finish.

Its time to take some action. 

Most people outside the profession don’t understand the time and capital it takes to make a project come to fruition.Before a single piece of equipment touches the ground, there are years of government meetings, environmental and site assessments, engineering studies, etc.Each step requires significant time, effort, and capital investment.But when done right, it creates a ton of value and transforms communities, which is why I love it.

@Tiffany McKinney 22 years seems like a Llong time for an IRA investment.

Even after I start flying again I will have plenty of time to persue (and close) real estate deals. .

As mentioned one of the top is being able to get a new construction investment property and own it for the best years of the properties life.  

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

if you only have enough for one project at a time, and that project goes south... you're taking the property back and trying to sell it.
