Hi BP fam - I'm an out-of-state investor interested in investing in Goldsboro, NC.

I'm curious to know how others are finding their investment opportunities.Do you guys have a go-to realtor or network for sourcing deals like wholesalers?

It's not the ideal living condition, but it's a proven method of investing when real estate is unaffordable.

It all comes out in discovery.I think some new wholesalers underestimate how expensive getting into "investing" "cheaply" by wholesaling, can be.And no, for those of you reading this, I don't provide forms or instructions on how to do wholesaling.

I will be happy to connect you with investors, and I can assure you they will not all sing the praises of REI and passive investing.

Aim for terms that align with your investment goals.

Use that money to invest and learn along the way.

I would not trust an average number.This will be very specific to your management, your lease, your leased property, the area etc.Some people have made money, but I've not heard much about arbitrage lately, and some have lost money and  not honored their lease.In general this is just a job and not an investment, so it's widely discouraged in this forum.
