Not as challenging for seasoned investors, but definitely more challenging for new investors. 

Definitely find a target market first and then start crunching numbers.  

I'm going to assume that their lease is either up or month-to-month and you have the legal right to raise rent now.I'd let the tenant know that they don't need to pay the increased rent and are free to move out.

I'll definitely give those a look.

Because of the protections an LLC offers in this space, I'd simply say my non-expert opinion would be to spend a little extra to make a separate LLC for this new home, for the legal protections & to make your taxes less of a headache for you.

Hi wholesalers - I would love to get a template that you have successfully (and of course legally) used to close wholesale deals in MD.I have a template with assignment clause that I downloaded from real estate skills.com which seems like a great website but I'd love to see one that has been used in practice and has clear clauses about 1)EMD and clear backout periods for seller, wholesaler and buyer that minimizes risk for each while still being a 'defacto' contract 2)assignment clauses.

@Jonathan Klemm   My plan is to eventually turn the two units into a SFH, which I know would definitely require permits. 

I will definitely try and tap into those.
