The son who the property was left to has done nothing to claim the property so after speaking with him, he spoke to a lawyer who said it would be a month to get it transferred into his name.The problem is the property is tax delinquent and is scheduled to be auctioned off next week.

Owner verification as well as liens etc. should be left to a title company.

The home was manufactured in 2003, so it should still have a good amount of life left in it. 

They couldn't load them all so left most junks in my house.

The house is owned by an estate, and there's some sort of second mortgage for $34,000 on it left.

Once you understand this, the type of property / location will naturally fall-out.At that point, the only thing left to do is make sure you are analyzing the deal properly. 

Lucked out by getting a new water heater for free when it fried out and had THREE days of warranty left!  

One or two large trees on the left side would balance the asymmetrical windows, with low curving planting beds on either side of the porch.

That would have covered my down payment and left me $2,500 upfront.
