I managed the rentals myself up until early this year when I hired a property management firm in order to get some free time back, have some backup so I can go on vacations again,  and in response to the hostile political environment towards landlords in seattle.My long term plan with REI is to get to a large enough door count such that with sufficient equity the net cash flow is enough to live on comfortably  (which I would define as matching my current gross software engineer's salary).

@John Thedford depends on the PPM you use  @Michael Bishop  same thing you can pay for a PPM that allows non accreds.. they are just much more expensive and usually are used for very large raises.

The upstairs bedroom appears to be more of a loft and a large downstairs room which could be a family room, large bedroom or workshop.What I would like to do is convert the bedroom to a more traditional bedrooms with doors and closets, possibly turning the the large downstairs bedroom into 2 bedrooms and adding a bathroom maybe in the loft bedroom area.What would these improvements cost?

The ideal table saw setup is a large open area with a big table and space for infeed and outfeed rollers.Now, if you're building cabinets, furniture or doing fancy(ish) woodworking projects, a table saw is a good tool.
