Yea I did some study of the neighborhood and they're about in that range for a 1-bedroom unit.

From my studies I have learned to compare the area to the house you want.

Studying to start a home inspection business on Oʻahu and build relationships and capital through that avenue for REI.

What language is needed, etc, etc, etc. 

In addition, I'm a notary public in California and I have an ABA approved certificate in paralegal studies as well.  

The information I'd absorb just by studying for the exam alone would be worth the time/money.

The reason I am leaning towards using this form is that its seem to be a standard template and I am familiar with the language from previous transactions.

No sense making this overly complicated.I think the best information on wholesaling that I ever studied is the course presented, recorded and the accompanying manual by Mike Cantu, "Don't Get Voted Off Real Estate Island."
