If it is not our fault such as subfloor needs to be replaced then we do a work change order in order to incorporate the new work that is not on the original scope.

Also of anyone is incorporated "INC" at end of their business name then 1099's are not required even if I don't have w2 income.

There is unincorporated Miami-Dade county and several incorporated cities including city of Miami, which has its own rules.

Man up and admit what it is you do upfront….stop hiding behind an “advisor” facade when you’re compensated by commission on insurance product sales.   

It's tough from a mgmt standpoint. 20-80 units is big enough where you probably could use a manager but small where it might not work financially to have a full-time leasing agent/maintenance man.

I incorporate these errands with my personal shopping so it's no biggie!
