My only experience with rehab and hard money was 4 years ago and lets' just say it was a painful learning experience; bad choice of home, bad tenant, etc.

There will be a lot more pain down the road.The dollar will lose it's reserve currency status.The standard of living for the average american will decline long term.There will be significant social upheavel when the "gravy train" dries up.
