I'm thinking I'll go for a refinance about twelve months (or more depending) after the purchase and then use some of my own savings to put 20% down on my next one (another good suggestion that'll get me closer to another property sooner).Also, I didn't know about using OPM, thank you for bringing it up!

@Jorge Ruiz - Sure, purchase price $139K, appraised at $179K, sorry, I meant 70% so $125.3K loan at 5.1%I wish I could have waited the 6 months to get more out but needed the cash out sooner.
