mortgages on it, which I don't understand how this house was not foreclosed on long ago.

Good news is the rates on these products have dropped dramatically in the last 3 months.  

I'd imagine if it is a 2 story home with a bathroom only on one floor, that adding a half bath to the other floor may be a good idea. 

It takes patience to get a good multi (and decisiveness to act when the right one strikes).
