For the bulk of my real estate service career I've sold Oregon Coast property and STR vacation rentals with ocean views and occasionally oceanfront locations. 

Then using that cash to repay the HELOC in full or close. 

Barring some complications (such as her having sold her previous home recently), you should get the full $500k exclusion, but you will need to pay tax on $30k of accumulated depreciation.

Normally they are not that far apart, but could be a month or two.Wherever the OP is, I would think might be different than TX as it sounds like he doesn't get full ownership of the property until 12 months later.
