please don't blame me when there are drips... or the floors are ruined...or the room where you kept the cooler gets 15 layers and the other rooms don't get touched....or when you run out of paint before your finished because of all the spills...come to think of it these parties are alot more fun as a guest than as a host!

ok cool I love my mom and my parents - and since my mom is a real estate agent I didnt want to work with her as personal feeling or other things might get in between my ideas and purchases, so anywaysmy mom was explaining to me that since I am renting now I should be buying a house with a multi family and rent the upstairs floor, this will save me lots of money, this makes sense, since I do still work and do real estate investing on the weekendsbut I am still within my lease and can not get out (I can just lose my deposit and pay another fee) I was thinkin of gettin a multi family and renting both out with a pretty good ROI - this will profit me some money in my pocket though it will not be big atleast there is still cash in my pocket.What do you think I should do find a property and live in it and lose my deposit or stayin renting until the lease is up and currently get a investment property?

For example, my property is completely rebuilt - new roof, walls, flooring (subfloor too), structural supports, windows, appliances, plumbing (all copper), electrical, bathrooms, cabinets, etc.

That's not real expensive and I've done some of them myself.I've seen older places that the service panel was sufficient but it's probably not, probably from $900-$2K to fix that.Older houses don't have nearly enough outlets per foot of wall space, again it's not difficult but if the electrian is there he can do those too.

I plan having 1 minor construction task done: filling in one doorway to a cubby on the 3rd floor and then knocking down a wall from the master bed to form a walk-in closet, and then professionally repainting and cleaning the place.

I agree with all cash, I've been working airline ticket counter/customer service for about 13 yrs and 99% of the population is not very bright at all. use the KISS principal...Keep it simple stupid.....the landlords you called probably more interested in selling their space then buying yours.

Either fortunately or unfortunately me and a buddy got a small 2 family for $34k and plan on doing about $10-15k rehab by ourselves, now my partner is going to be renting 1 floor and my step daughter the other (this is where it might be unfortunate part comes in, but me and my wife are doing this to help her out)...
