Revenue from wireless carriers for hosting 5G small cell sites2.

Active tenants that pay for most utilities, recently refurbished, etc.Some red flags from me: currently two couples living in what is technically a single family home.

If the seller is being weird about that, especially by not stating that everything was done to code that should raise a large bright red flag to you.

Flag on the play.Why would the seller wholesale for $160k when ARV is $190k and the home is pretty much move in ready? 

You sit down (either in a vaccuum or with your laywer, some acquianance with a rental, etc and hash out your criteria,  then somebody shows up who meets those criteria but are exhibiting some behavior,  or something comes up in the screening you didn't anticipate but which is a huge red flag,  but now you are stuck and would have to offer them the unit.It seems nuts,  but the what if somebody shows up totally drunk has happened to me - multiple times.   

So things that are a red flag for me may be fine for someone more aggressive.

Think of it this way, your building a business with Personal policies instead of commercial policies.There are 1-2 Umbrella carriers who may be able help with your current situation.  

The deal seemed great at first but then all these same red flags started popping up.
