I've been looking at comparable properties nearby and the median is in the low 2k range I'm thinking mine may go a little higher since it's a corner property with a lot of light but really looking to see if the conversion would make sense financially because I've been reading those articles about the costs being exorbitant.

The former borrower tried to do the right thing to resolve past financial issues. 

We asked our current CPA, and he's not completely sure since it's a pass-through tax situation.

I am assuming a warranty deed is the best option over a quit claim, esp since I already filed two quit claims (The first was to change the tenancy from joint to tenancy in common; and the second was to add my daughter as a tenant in common).My situation is pretty complex...or maybe I'm just making it too complex--I'd love any input anyone might have!
