Tenants were bringing in bags of rice, storing trash on the balconies etc & I believe he was still fighting them a couple of years later when he gave up & sold the place.

You could go over there and confront them in person however sounds like you don't know much about these people or what they are capable of.If it was me, I wouldn't waste any more time and would simply make a cash for keys offer, with the caveat that if they are not out by a certain date, you will proceed with an eviction and that cash for keys offer will be off the table forever.

This compared to fighting with the last tenant, keeping his deposit, keep it vacant for the usual month between vacancies.Things sometimes turns out better than expected.We're a little flexible as my wife and I had been renters a few years before marriage.

Inventory is low and purchasing power is high and so is demand.2) all good homes that are reasonably priced are receiving multiple offers3) all good homes are going over the asking price4) appraisal contingency waiver is almost a standard in our current marketIf you want to buy a house in Pasadena, South Pas, or Monrovia, be prepared to fight and look at a slightly lower price point with the anticipation that the list price is most certainly lower than what the purchase price will end up being.If your plan is to keep this house long term because you will rent it out one day and move on to another home then I think it is ok to "over pay" a little bit because you will make your money back over time.
