Still doesn't work as your insurance won't cover you in a claim and tenant will get their own policy,show it to you,and cancel the policy immediately.Blaming it on insurance takes it off of you being the bad guy.I am telling you to IMMEDIATELY (I don't give a crap about how busy you have been) give the notice and NOT wait a week.Give the notice and then if they come into compliance great but you have the process in motion.Instead they will blow sweet nothings in your ear and talk you into waiting a few weeks before filing on them after repeated broken promises.If you don't do this and the dog bites someone an attorney will have a field day with you saying you didn't give an immediate notice to get the tenant and dog out and because of that their clients child was bitten and tramatized.I am telling you to take care of this first thing in the morning.If you don't and you get that call with a claim all you have worked for can be gone in an instant.
