Even though a 4-unit uses comps, it is still not a bad exercise to do a commercial analysis, and then compare that to the comps.

The IRS rarely exercises that right unless there is a tremendous amount of equity, and if whomever is in charge of that case is paying attention.Rights of redemptions in my opinion are not traps that cost money, like unexpected liens that survive the sale.

I have other rentals to bear the weight if something happens that requires additional payment, and once the initial loans covered, $600.00 a month is in a much better range given the expenses.I have savings for the down payment, I am just trying to exercise more creative financing vs. putting my own money up front for this deal since that's what this channels about.

I hear they never exercise this clause as long as the mortgage is performing.2) We buy the three properties in our own names and take out a large umbrella insurance property so if we are sued we are covered.Concern: The Insurance company finding a way to not have to cover us for one reason or another in the event that we get sued thus putting our personal assets at risk.
