Be patient, build a team, gain expertise of your market and price points and then execute rapidly when a deal meets pre-establishes criteria. 

I agree - you need to establish relationships first via good work,  then move from a transactional deal to a trusted relationship. 

My rental property is in Fort Worth, TX and I haven't seen any regulations against it.

You might not be able to impose a new policy immediately on the tenant if the tenant does not agree since you have an established lease, but could do so at renewal time.

Bottom line:  either learn to do them yourself, or establish a relationship with a title company/abstractor that can run preliminary title for a fairly reasonable amount. 

I dont think its income govmit is regulating .. its tenant/owner relationships and rules and regs related to tenancy. there is rent control though in some markets so that has been around for a very long time in places like NYC and Berkley SF etc.

This is regulated by the SEC, as well as state authorities, so be careful.

I don’t know that regulating sales is the solution, however, if it cut resale in half, that may be a good thing.

The FHA/HUD regulations need to be nullified.

The neighborhood is old and had already been established when the highway was built near it.
