When I pointed out this clause in the contract, the person I was talking to ended up using the PM they claimed they didn’t like to sell their property instead of terminating the contract (which on paper auto renewed on a yearly basis for another year) and using me.

@Mike Huerta - a great buyer’s agent is a great negotiator to help you win the contract when there are multiple other offers, helps you negotiate repairs, helps connect you with good value contractors, sets you up on auto emails from mls for your target areas/criteria, and shows you or your associate the property addresses you state an interest in, within a reasonable time period (usually same or next day).

The auto loan if it is reasonable interest <5% then you may do better investing that money rather than paying it off.
