Tax lien should fall off after 7 years...if it's a federal tax lien sometimes after satisfaction you can request a removal from your report...I know some states will as well but others will only report it as satisfied.Regardless of what I said before it shouldn't effect you unless you're personally going to be applying for a loan.

We also had a lot of success with auction.com, and found it pretty effective for finding deals in our area.

That might be simply the case of the text used but I have issue with the diminishing effect of the way it is written.

When looking at other "webuyhouses" sites many people seem to make a point to say they aren't a realtor and aren't looking to list the property.Is this effective in getting people to call or fill out the contact form?

I want someone that has the income to pay rent, will take care of the property and can communicste effectively.

Usually you have so many days, then either: 1) The contingency automatically is removed if you don't invoke it, or 2) the contingency remains in effect until removed, or the contract canceled by the seller after a certain time.

Date of deed is usually the effective date in my area if recorded within specific timeline, otherwise it is the recording date.

I tooka breif hiatus from my marketing but it goes back into effect this weekend.
